Schematic Design A+E Architects develops several conceptual designs in both plan and elevation while working closely with the client to create an architectural vision for their specific site that incorportates solar orientation, views, privacy etc. The deliverables include 1/8" scale plans and elevations and a preliminary site plan. A preliminary specification and construction cost estimate can be provided at the end of schematic design. |

Design Development This phase involves developing the conceptual drawings into more precise working drawings from which a permit set usually evolves. We coordinate with site engineers to prepare a site plan. During this phase most regulatory meetings and approvals are obtained. Deliverables include 1/4" scale plans, elevations, sections, permit set, site plan. The specification and construction estimate will be updated. |

Construction Documents A+E Architects will add all necessary structural details to build the project and issue a construction set of drawings including: plans, elevations, sections, foundation, framing plans, details, schedules, electrical and mechanical plans as required, as well as a more detailed construction specification. A+E can assist clients in obtaining bids from contractors by reviewing bids. |

Construction Admimistration A+E Architects will visit the construction site to review and approve any changes in the field as required by the specific project. We will complete as-built documents for clients and verify contractor schedules, changes and pricing information as necessary. |

Design-Build A+E Architects is pleased to offer design build as an option. Some advantages to design-build are: closer control of construction, faster transition from design phase to construction (bid documents aren't required) and more accurate cost estimation. Both principals have spent several years overseeing construction at a larger design-build firm. Bob Evans has a great deal of experience with construction cost estimating and building practices so that he heads this division of A+E Architects Builders. |
